Investment Strategies

Our investment strategy is dynamic and seeks to take advantage of market inefficiencies to deliver outstanding risk adjusted returns. We adopt an analytical approach that combines macro level research and bottom-up assessment from the asset level. This approach, combined with deep industry networks and contacts, provides Barings Real Estate Australia Investor Partners unique access to high quality investment opportunities.

 

The strategies adopted include asset class selection, value creation and targeted development with the main objective to improve the asset’s cash-flow or manufacture investment grade assets.

Value Creation

 

Acquisition of real estate assets which have significant cash flow and value enhancement potential through creative and active asset management, including targeted capital expenditure, tenancy lease-up, asset and tenancy repositioning and operating efficiencies.

Development

 

Participation in select development opportunities to capitalise on markets with favourable supply/demand dynamics. Risk mitigation strategies include tenancy or purchaser pre-commitments, locked in building contracts and targeting markets which possess low barriers to entry.

Barings Real Estate Australia invests in all major asset classes including Office, Industrial, Warehouse Retail, Infrastructure, Tourism & Leisure and Residential assets across major centres in Australia including New South Wales, Victoria, Queensland and Western Australia.

 

Our team has extensive experience and expertise in managing large scale discretionary funds and separate managed accounts across the risk spectrum including core, core-plus, value-add and development.

Our Funds

We have approximately A$6 billion# of assets under management, supported by our integrated management platform and active approach to asset management. Together, these create the framework that’s helped our funds outperform the market for our investors.
